[Alpha Biz= Reporter Kim Minyoung] According to financial sources on the 3rd, KB Kookmin Bank has raised its mortgage loan rates for both fixed-rate and variable-rate loans by 0.13 percentage points starting from today.
The fixed-rate mixed mortgage loan rate has increased from an annual range of 3.00% to 4.40% to 3.13% to 4.53%. The variable-rate (based on new COFIX) mortgage loan rate has been raised from an annual range of 3.67% to 5.07% to 3.80% to 5.20%.
A KB Kookmin Bank official explained, "The adjustment in rates is aimed at controlling the pace of growth in household loans."
Additionally, Hana Bank has also increased its mortgage loan rates by adjusting the discount rate margin by up to 0.20 percentage points from the 1st of this month. Reducing the discount rate margin implies an increase in the loan rates accordingly.
A Hana Bank official stated, "This adjustment was made as part of proactive risk management to ensure stable management of household loans."
As of today, Hana Bank's fixed-rate mixed mortgage loan rate has increased to an annual range of 3.337% to 3.737% from 3.183% to 3.583% on the 28th of last month.
Shinhan Bank, Woori Bank, and NH Nonghyup Bank are monitoring market conditions and plan to decide on whether to raise rates based on the situation.
Recently, the lowest mortgage loan rates in the banking sector had dropped to the 2% range. With decreasing loan rates and signs of recovery in the real estate market, the increase in household loans has been significant. As of the end of last month, the balance of household loans at the five major banks amounted to 708 trillion 572.3 billion won, increasing by 5 trillion 341.5 billion won from the previous month. This increase is the largest since July 2021, when it was 6 trillion 200.9 billion won.
The balance of household loans has increased by 16 trillion 162.9 billion won since the beginning of this year alone. Particularly, the balance of mortgage loans reached 552 trillion 152.6 billion won as of the end of last month, increasing by over 22 trillion won in the first half of this year.
