[Alpha Biz=(Chicago) Reporter Kim Jisun] Owners of the reconstruction of "Sanggye Jugong Complex 5" in Nowon-gu, Seoul, decided to dismiss GS Engineering & Construction, which was selected as the construction company in January this year.
According to the maintenance industry on the 28th, Sanggye Jugong Complex 5 held a general meeting of its owners on the 25th and decided to cancel the selection of GS Engineering & Construction's construction company. All members of the maintenance project committee will be dismissed, and the government will also push for easing contributions to union members and shortening the construction period.
Sanggye Jugong Complex 5 currently has up to five stories and 840 households and is seeking reconstruction with up to 35 stories above ground and 996 households in five buildings.
Currently, owners of Sanggye Jugong Complex 5 believe that the construction period proposed by GS Engineering & Construction is 48 months after construction. GS Engineering & Construction proposed the construction period to be 48 months along with the construction cost of 6.5 million won per 3.3 square meters when it was selected as the construction company for the Sanggye Jugong Complex 5 in January this year.
However, the construction period proposed by GS Engineering & Construction for 48 months is not long compared to the average construction period for reconstruction apartments in Seoul. Construction companies have set the average construction period for apartments at around 50 months since the collapse of the I-Park in Hwajeong-dong, Gwangju, early last year. The government and the construction industry believe that the short construction period is the number one cause of construction site accidents.
Some in the construction industry predict that the reconstruction project of Sanggye Jugong Complex 5 will drift for a long time. This is because even if Sanggye Jugong Complex 5 recruits new construction companies, the construction cost will not be lower than the amount proposed by GS Engineering & Construction.
GS E&C proposed a construction cost of about 6.5 million won per 3.3 square meters of the Sanggye Jugong 5 complex in January this year, which is not much different from the construction cost (about 6.57 million won) agreed upon by the Wolgye-dong New Reconstruction Association in Nowon-gu and HDC Hyundai Industrial Development.
